A roof repair addresses a specific failure — a slipped tile, a cracked mortar fillet, a failed valley, a leaking flashing — without replacing the whole covering. Most repairs are a half-day to one-day job for a competent two-person crew.

A good repair starts with a diagnosis rather than a patch. If the leak source can’t be identified from outside, the roofer should go into the loft with a torch and moisture meter before quoting the fix.

What changes the price

  • Access — ladder access is cheapest; scaffold or tower hire adds £200–£500 per day.
  • Number and type of materials — matching old slate or bespoke tile often has to be ordered in.
  • Urgency — same-day or next-day work usually costs more than a scheduled slot.
  • Whether the underlying failure is larger than it looked from the ground.

How long should a roof repair last?

A properly executed repair should last as long as the surrounding roof covering — so another 10–40 years on slate, 20–40 years on tile. Repairs that fail within a year usually indicate the underlying issue was bigger than the visible damage.

Is it worth repairing a very old roof or should I replace it?

If more than 15–20% of the roof is failing and the underlayment is perished, repair becomes false economy. A roofer with no commercial interest in up-selling should tell you this honestly — ask for both options priced.
