What the job involves
Fascia is the vertical board at the edge of the roof where the gutter fixes; soffit is the horizontal underboard. Both can be timber or UPVC. Timber rots, UPVC doesn’t — but UPVC looks out of place on some period houses.
Replacement is usually done together with guttering because the brackets behind the fascia have to be accessed either way.
What changes the price

- Whether the roof covering has to be disturbed to chase the fascia out.
- Access on two-storey and taller properties.

Timber or UPVC?
UPVC is maintenance-free and cheap to replace but looks modern. Painted timber is traditional and can be stained to match a period property, but has to be repainted every 5–10 years. In conservation areas UPVC may be restricted.
Can I replace just the rotten sections?
On timber, yes — a competent carpenter can splice in new sections. On UPVC, usually not — the boards come in longer lengths and the jointing makes patch repairs look obvious.
